On another note your two most recent books are amazing! 

Finished the book on investing on rental properties about a week ago and has really confirmed and expanded the strategy i want to use. i'm going to be doing a mix between House-hacking, BRRRR, and buy and hold.

The book on managing rental properties is amazing i started reading the book last night and was reading it until 3am then decided i should go to sleep since i have work in a few hours. Your chapters on pre-screening and qualifying tenants was very informative, while i have been helping landlords rent out their vacant apartments for the last two years now it was a major boost of confidence knowing that how i handled this process was right on track with effective Landlord management. 

Unlike almost any other real estate book i have read which includes the book written by Ken McElroy your books just unload a ton of ideas, strategies and process that can be applied. Not only is the content you provide better than almost any other you then go on to explain each one so the reader doesn't feel like "ok great you shared this idea now how in the world does it work and how can it be applied".

Again thank you so much for being willing to share your knowledge that you have learned over the years. while others have peaked my interest in real estate investing you have added the "JET FUEL" to the dying match that i had for investing.

Brandon Turner Thank you for the reply that was a ton of great info and this was what I was hoping for me to be able to wrap my mind around it better. Know that I have some of the advantages for both sides I can explain that when the time comes. Also both of the links you sent me are to the same post, where they supposed to be two different ones ?

if we get enough votes this will be a major help with speeding up the learning curve. since there are a lot of people with experience with VA loans and other military factors with investing on here having it all in one place would be a massive help.

ok I would expect them to want to verify that to make sure that the source is a legit one. since I'm sure other have made that up and tried to slip it past them.

Thanks for sharing this infomation. Thats one thing that i didn't know about since i'm still working on getting things collected for VA loans regarding house hacking.

To prove that i would be a successful landlord would a letter of recommendation from a property management / land development company that i had worked for in the past be a good source ?

Roberto Escapita Jr What are your goals with investing ? Personally speaking I will be using my VA loan to house hack (live in one and rent the other 3) a 4 unit building. There are certain rules that you would have to follow by doing what I'm going to do which one of them is living in the building when you buy the building and staying there for at least one year. One major of the major benefits is that you can buy a building with no down payment and the seller will pay closing costs so it really is a big advantage that most people don't have.

I know from having access to the mls in Michigan and Illinois both states would cancel my access if they knew I gave it put or even sold the access. If you plan to use mls so much have you ever thought of getting your real estate license. Since that that would get rid of the middle man as that sounds like that's the ideal that you have right ?

I know every single deal with creative financing is different and i have been doing a lot of reading on here about seller financing but what are some of the most effective ways to present this to a seller?

Things that i know that will help present the offer are finding motivation, if they own outright, and many other things factor in as well. I guess the better question to ask is there a format or a certain way to present it that you can use to increase your odds of having them accept your offer ? hopefully i have this worded right since i know what im looking for but not to sure how to ask since it's such a case by case when doing seller financing. 

@Brandon Turner I have listened to your book on low and no money investing and about to pick up the hard copy to help me get a better understanding since there is a ton of methods that you covered. Is there something i could have missed in the book that goes over how to present these kind of offers ?

I know its an off market deal but it might help or ask a friend thats a realtor that you have worked with in the past for a favor ?
