@Giovanni Guilin I would agree with Nathan. You didn't place this tenant and I can never seem to trust a previous landlords quality of tenant screening. I would raise the rents to market value and if they choose to move out make it smooth for them and get a tenant you selected in there closer to market rent. I also wonder why the seller sold if they had an amazing tenant who never caused problems. Makes you think!

I love the hustle! I would educate and establish what you want out of your REI portfolio.

A couple of books that changed my life were - rich dad poor dad, set for life and the househacking strategy. 

I suggest those along with any podcasts you find interesting! As for the investing I would get a house with a co signer and then rent out the spare rooms to college friends. You will likely live with buddies anyway so might as well make some future income off the situation!

@Leticia S. Tucker If youre goal is to retire in 10 years you could always refi or heloc against the equity and buy some more cash flowing rentals. Then you have the ability over the next 10 years to build equity, have onsiderable loan paydown and then sell off your portfolio slowly at the right time to retire with a lump sum! Or keep the cash flowing asset as you retire to bump your income!

@Ethan Dezzani I have only done 5% down conventional loans with my w2 income to qualify me. Any chance you could get a family member to co sign? You could run a deal analysis presentation to them and have them as an equity partner on the deal if you ever sell to give them incentive to co sign and you can run the property at break even numbers until you have enough income after graduating to buy another on your own.
