@Dllen Clark Totally still worth it. When you calculate your ROI you can look at a few things, rent savings/appreciation/loan paydown.

The house may also not start off making money like mine did in So Cal but after a year rents go up and boom your much more comfortable in your cashflow especially when you move out. If the HH strategy works in So Cal it can work anywhere in my opinion!

@Alfredo Aguirre I would look into a desert style landscape. Crushed rock and some drop system for small desert plants would be cost effective and low maintenance.

@Shefali Golvelker The market is definitely starting to turn to a more buyer friendly environment. Seeing more wiggle room in seller concessions etc at the closing table.

@Jacob Gawlik I would start with a lot of education. Read some books like - Rich dad poor dad, Set for life, The househacking strategy.

There are also a lot of podcasts you can get through BP!

I would look to HH in your college years live with your friends like you will normally... but get paid haha!

@Jeremy Lai I am starting to see a slight turndown in the market. There have been some price cuts and buyers are seemingly able to get a little more leverage at the buying table. Its refreshing to see!

I would combine the HH and Live in flip @Cal Martin.

Live for cheap with the house hack in the property and then when you are done with the flip aspect stay as a primary residence for 2 years while you build up an out of state portfolio. Then after 2 years of it being your primary residence you can sell and collect the profits tax free up to 250k or 500k if married!

@Joshua Hughes my wife and I set up a separate account for rents. So we pay the mortgage and expenses as if we don’t have any roommates. It forces us to save more and spend less for the house and then our capital comes from the separate account we have been pouring rents into.
