@Kevin Koenig have you thought of a Heloc? It could be a way to borrow against your current residence to fund another deal!

@Jake Rodriguez I started out in this order and it changed the way I look at asset management, money management and REI!

1. Rich dad poor dad - asset management and how to ensure my money was doing something

2. Set for life - Scott Trench - Everything you need to know about setting a strong financial base to invest in many areas!

3.  The HouseHacking Strategy - Craig Curelop - This allowed me to eliminate my housing expense in Southern California saving over 25k+ a year!

You're on the right track with getting into collecting as much info as possible! 

I can also suggest a few podcasts once you get through the books to continue to educate yourself!

@Jerome MorelosI am right next to the UofR around a mile away. I am averaging 900 a room! With shared bathroom for all 3 tenants. The power of house hacking! You could buy another and rent those rooms out also!

What's holding me back from the ADU is I won't be able to tap into equity of my home anymore since its tied with the second home mortgage.


 We have a 4bd 2 ba. We live in the master and rent out the 3 spare bedrooms. Covers the entire mortgage!  If you wanted to take the equity you could always buy an owner occupant multi family and rent out your current 100%!

hey @Jonathan Garcia, couple questions.

1. Do you have a lease signed by the long term tenant? Sometimes banks want to see the unit rented out before they will be willing to lend against this type of improvement. 

2. What is the goal that you have? Having some clarity to what you want may provide a clear path on how to get there.

@Jerome Morelos I don't but I am really interested in how this turns out. I live in Redlands currently in a rent by the room househack. I can ask a few agent friends if any clients have done the same thing.

San Diego just did a permit regulation to cut total air bnbs by over 50%! I hope this is a better result for you all!
