Information on Indianapolis Neighborhoods/Zip Codes

Housemax is opening in Indianapolis August 1st. I am trying to narrow down our marketing areas. Which zip codes are buyers most interested in for flips and which for rentals? 

I've been doing research and come up with a top 5 but am unsure about a couple and would love some input. 

46203, 46220, and 46219 for sure. 

46052- Lebanon is great for rentals from what I hear but is this too far out of Indy for most Indy buyers to want a rental located? Are there buyers to market to within Lebanon or are most in Indy or out of city/state?

46060- Noblesville is great for flips, but are there buyers here? Again is this too far, should I focus rather on Carmel or Fishers or Avon?

@Jason Jones I have to agree with @Greg Scott here. Focusing on specific zip codes will keep you from finding deals outside those zip codes. Alternately, you may find that the zip codes you are focused on may not have much opportunity. If you're not familiar with the town, you really want to visit because it really is "street by street". There are so many great places that are on the cusp of gentrifying that you will likely find a lot of success.
