I would tend to agree w/ @. I've been in the construction field my whole life. If someone is going to do a professional job, removing the old caulking and re-caulking around an overhead door and a backdoor, for $110, I'd let them. I personally wouldn't do that much work for any less.

I'm not familiar w/ the Marko Rubel system. Zillow will show a lot of this info, as far as what houses have been served notice. etc. Their info is not always the most up to date, but you can check it out from home or office. I think trulia and redfin may also have some of this info.

What/why is the three year balloon loan illegal? We did find another house that we would like, so trying to get things done asap.

That feeling is exactly what I wanted to share. I think my "seller" was in a similar situation. My two targets were pre-foreclosures that I found on Zillow. There are still many, many properties that are upside down here.

I thought the hand written aspect might help. I actually thought about scanning a hand written letter to print and "cheat" on future mailings.

A little more clarification. Our current home is no longer gutted. IMO, it's one of the nicer homes in the neighborhood. The neighborhood is part of the reason we want to move. The house was purchased w/ investment property in mind.

Other important details; we are looking at about 80k mortgage and have it rented (w/ lease) for $1500/mo. Should cash flow, right? Worth keeping, or better to try to buy new primary + an investment property?

We do not have another house under contract yet. We've looked at several, but trying to get the $$ worked out.

Thanks @, I do respect your opinion, that's why I asked.

I guess I need to clarify a little more. We're out of here. We've been here for four years while under construction, half gutted, no kitchen, dirt, dust, etc. The wife's had enough. The only way I get to keep "my" rental is to get "her" house now. Also, we want to change school zones well before August, so that we are settled in before our girl starts high school.

I need some advice on the best way to make it happen asap.
