Welcome @Tracy Bruns , one on the things that I would recommend is the podcasts, I've gained some bit of knowledge from every single one of them. In each interview @Joshua Dorkin  & @Brandon Turner make it a point to ask the guests how they got started. There is a tremendous amount of information here. Enjoy, & share with us your journey.

I like the idea. I'm not sure about how to respond to the thread w/o posting in the marketplace as @Dawn Anastasi stated, but I have flip flops on the ground in eastern Palm Beach County, and would look forward to working with any investors interested in this area.

What to do with the pool and how much?

We went through it before, 2k to scrape some vinyl tiles off the floor. Thought the "specialists" would have hazmat suits, breathing apparatus, etc. Nope, jumpsuits, dust masks, safety glasses, put the stuff in trash bags, into the back of an old pick up, off they went.

@Jonathan Loynaz , glad to help. Boca Raton is generally a very nice community. If the #s work, take a drive by, have lunch or dinner at Mizner park, enjoy.

@Gerald Harris , thanks for sharing the link to find comps now.

@Dev Horn is right that closer to home is better, but I would drive to Miami if I could make a few Ks
