Hey @, Welcome to BP. This is a great place to learn and connect. I really enjoy listening to the podcasts. They are a huge source of info. The interviewees (?) have very diverse backgrounds, strategies, etc.

personally, I love the building idea. When I was younger, I often told people that I would like a 1/1 w/ a 4 car garage. I would suggest leaving room to add on. You may not always be single, and you'll probably never want to give up the 4 car garage. : )

Interesting question, and interesting to me that @ posted it, & @ was one of the first responses. I've been wanting to reach out to some developers (@, & @ both were on my mind here) to help me put together a project that I have had on my mind for 20, (yes Twenty) years.

Before finding BP I kind of thought the project was out of my realm of possibilities, NOW, I've changed my POV.

I'm workig in three (+1/2) directions at once.

1 we've just bought a new primary res., & will have the current house to rent or sell, (still negotiating that w/ "the boss"), but we own multiple properties, finally.

2 in the process of re-fi, re-hab, & buying next house, met someone with some capital to 100% finance fix and flips, cash purchase up to 100k + repairs, bigger purchases entirely possible. This deal was offered to me, I wasn't even looking.

3 The "Big Dream". This is a project that will take millions of $$ to complete, & hopefully all of the prime players will make a million or two...........

More to follow on this as it becomes more realistic.

(1/2) I still have a "real job" and a very cool boss, So, that's a little distracting in the big picture.

I REALLY enjoyed the podcasts of the above named people, and still waiting, (@) for the podcasts from @, and @

I'd like to get some input from @ on the "big dream" as well.

I mentioned to my wife, literally 20 minutes ago that I wanted to buy J's book, but I really don't like reading. I'd love the audiobook, but I may have to break down and buy and read the print version first.

I wish I had more real experience to share with you, but here are three thoughts on the topic.

1. I wish I hard started at your age!

2. If you can make it happen, do it.

3. Don't assume NOTHING will go wrong, it WILL.

I hope you can make it happen.

Very interesting thread, thanks all.

@ check to make sure if you can pull the permits, there may be a time delay before you can sell/rent the property. Here in my area, as an owner/builder, you have to wait one year after final inspection before you can sell or rent the property.

The first thing I tend to do after I get the keys is to find the worst area of the house and "poke it with a stick", then change the locks, then usually the celebratory cocktail. Sometimes 2. : )

@, I like your point. As I read the first part from Sam, I was thinking that I would probably move on and not deal w/ someone who was not VERY interested in communicating w/ me. There are many agents who will try to make a sale happen, even if it is a pain in the...
