Agents that communicate via TEXT only
I am about to cancel a contract because the sluggish listing agent will only do text messages.
Not phone calls, not email, only text messages.
It's driving me nuts.
When I initially called to schedule a viewing, no one picked up. Left voice messages, no call back. Sent email, no reply. Finally texted and got reply back right away.
Since then everything has been via text.
Had a few questions about the property - is seller dictating title? are there rental restrictions? all asked via text, now if I texted a "can we discuss this over the phone?" it will be ignored.
At times there was a total disconnect.
I sent in an offer via email, sent text asking "did you receive my offer via email?" was met with a "who is this?"
More often than not, replies were "K", "KK", or "let me check" and then nothing.
I have a SS contract signed by me (buyer) and seller in my hand...but it's signed late.
I offered on Tuesday Nov 17, before I sent in the offer I texted the LA, can I get an answer back within 72 hours? LA texted back "sure". I told them AHEAD OF TIME the accept / reject / counter deadline is Nov 20 5pm EST, I put that into the contract. When I asked the LA via text on Friday if they made a decision, the LA texted me saying "I don't have time to meet with them today". Okay...they basically ignored it and then today signed it and sent it back. So now I have a contract that says offer is considered null and void after Nov 20 and the seller signed it Nov 22.
I know this is a business decision and I shouldn't let emotions get in the way.
But this is a short sale and there are hurdles down the road and a long wait.
It's a marginal deal and I have been on the fence anyways.
I am toying with the idea to text back a "read the contract the offer has expired since Friday, about an hour or so after you texted me saying you don't have time to meet with the seller".
I am just so sick of morons.
Should I do it just so the LA has to explain to their sellers why they lost a buyer?
