Can someone please advise me of who would be the right person to hire to do a land inspection before purchase? Like a contractor would be hired to inspect a home, who inspects land and deems it ok to build on? Thanks!

Hi guys, I found this property while I was driving for dollars. It seemed to be abandoned and it was boarded up, and there was even a sign stamped on it that said "this building is unfit for human habitation". It's in a really nice location with several suburban Single Family neighborhoods and townhouses. Is there a way I can find out more about the allowed use of this land? It's seems that it is going to be a tear down because the grass and trees are practically covering the house and it is falling apart (think something out of the walking dead). Plus on my record search it mentioned that it was used for a mobile home. Purchased in the 80s and was listed in 2014 but taken off market. The ARV is about $150,000 and the land was assessed at $29,000 in 2015. The address is listed as strictly land on realtor.com. I really think this might be a good find, but I need to make sure that the land can even be built upon or used ever again. I don't think the owners would be holding onto the land if it wasn't worth anything. Please feel free to chime in on your thoughts on what routes I can take to find out more about this property's use. Thank you!

Do your due diligence and bring the deal to your buyer. If he goes out of his way to screw you, then you know not to work with him in the future. This and any business is all about building relationships and trust. You can't live life always worrying about someone screwing you over. Take the leap! You can always market the deal to other potential buyers to be safe. Team up with another wholesaler if you have to. Plus I doubt he would go behind your back if he knew you lived next door. Just my 2 cents

Well I purchased the power flipper program during my research as a newbie getting into real estate and I will tell you that while there are some informative modules on there, the program is set up to limit you in the way you find and submit deals, thereby making it virtually impossible to make any money back. 

1. You have to find your deal through a realtor and get 5 comps for each deal which you submit into the "deal genie". We all know realtors don't work for free. I managed to find one but after 1 month, he quit on me, citing that the work load was too much for no pay, so it's back to the drawing board.

2. You only get one phone call from a "coach" who doesn't really answer any questions.

3. It doesn't give you the basics of wholesaling nor does it teach you anything about it. In fact every module is just about how to use his power flipper to submit deals.

4. You get a proof of funds letter, but most entities won't accept it because it doesn't show bank statements. It's just a letter saying that Jerry's company backs you financially.

5. There is no way to get your money back

I basically chucked it up to my "education costs" aka learning experience. I certainly learned very quickly to stay way from the "guru" types. Oh and of course I'm now getting phone calls and emails from Jerry and the "coach" asking me to join his "fast track" program. Which I'm assuming is similar to fortune builders where you are shelling out 20-40K for guidance. So that's a hard pass for me. I've certainly learned that you no one is going to teach you anything substantial in real estate. You have to seek it out yourself. A "guru" is never going to tell you his "secrets" because he doesn't want any competition.
