New to Wholesaling - potential deal with assistance

Hey guys.

As stated in a different discussion, I have gotten interested in wholesaling (by mail). and have learning/listening/reading about wholesaling for the past couple of months.

It is a coincidence that my next door neighbor is selling there house. It its not in the Best condition. It is also not in the worse condition. Now i know i have one investor on my buyers list that i can potentially bring this deal to. However i still do not know enough about signing contracts/ taking the deal into my own hands as a wholesaler. And if i told my Buyer about this, he can potentially cut me out of the equation if he wanted. I imagine i have to move quickly. Any tips on how to bring this deal to life.
