There is actually a map on the city of Miami Beach's website that lets you know which areas are ok for airbnb. Also certain buildings specify that as well.

My broker is very good and doesn't charge fees. You will start off with a 70/30 split (70 to you) and you earn higher commissions once you've done a number of sales.

He also holds weekly training courses on the ins and out of real estate transactions. Some are actually useful information.

I would say the number one questions to ask them is if they work with investors or are investors themselves

Get a realtor that is hud approved to forward you listings from them. You might be able to find a great deal via hud.

North Miami Beach is a growing market depending on where you are. There are some seedy areas you might want to avoid.

A rule of thumb is to try to stay east of 95

I would reach out to a local realtor to find out if your place is in demand and what the rent would be. 

It might be better to get rid of the problem tenant and put a better one in
