Thanks for the reply Austin Youmans Jason Hirko . So I've been looking for lenders since you guys replied, however some websites only have the option for "pre-approval" which means they will check my credit and leave a hard inquiry. What's the best way to ask for pre-qualification? Just sending an email asking for it?

Hello. I'm Nestor from MD. I recently got pre-approved for a mortgage by a hard cash lending bank and even with an excellent credit, since it's my first flipping deal, I only got 50k pre-approved. Anybody has any advice for financing my first deal? I don't want to keep trying new banks because that will damage my credit score with all the hard inquiries. Thanks in advance.

Can somebody explain all the tax disadvantages for a house flipper? What's the best approach for a first timer? Buy and quickly sell the property after renovations or hold it and sell it after some time to save money on taxes? Thanks in advance.

Oliver Webb Great Job. Can you share some tips on some of the best areas to flip in Baltimore, or anywhere in MD near the Anne Arundel county? I'm looking for my first deal.

J Scott Do you have any good techniques to find good off market deals in this area other than driving around? Brandon L. Thanks for your answer. I'll be in contact.

Hello. Anybody knows about good buying agents in the Anne Arundel MD area? I've been reading and making research on the market in this area and house flipping, however I would like to work with an experienced agent that can point out the best deals. Suggestions or advice on how to find a good buying agent would be appreciated. Thanks

@Paul Timmins

Already started reading The Book on Flipping Houses. I will definitely look into those other sources. Thanks!
