You have to figure out the max you are willing to pay and stick to that.  If that means you do not get the property, move on to the next deal.

I have a real estate license.  It is nice to be able to do everything myself without having to go through another person.

To me, putting a note on the contract is no big deal and not a reason to avoid getting a license.

Good point.  The lender on the primary lien would be happy and the seller could just be convinced to take a second for the rest since they get most of their money out. I had not considered that scenario.

To me, it is someone that is more focused on finding good rentals.  The objectives are different for an investor than a homeowner.  They may also be a good resource to get referrals to rehabbers, insurance geared towards landlords, etc.

As a private lender, I want to see you have some of your own money in the game.  I would not accept a scenario where you have nothing to lose.  I would think other lenders would be the same way.

I am not familiar with Fannie Mae, but aren't there other agents you can use besides that one?

I am also an agent and I have never heard of a "study" period.  I believe she is referring to an "option" period. I find it strange the agent is not using the proper term.

I would think the loan amount would be too small for them.  Most equity loans are at 50% so you would be looking at a max loan of $25k.
