 Lenders need to send you a 1098 form each year to report your interest paid.  They also need to periodically send you statements and other info. It would be much easier for a lender if you have a US address.  In my experience, private lenders do not care about credit.  They focus on the value in the property.

You might need to look at private money once the banks start to turn you down.

I have found there is a wide range of points and fees for private money.  Talk to everyone you know and keep looking around until you find a deal you are happy with.

A loan amount less than $50k would not be interesting to most private lenders.

Regarding your idea of multipe liens, I don't know any private lenders that will accept a second lien position.

Do you have a US address?  If so, I think private lenders should be able to give you a loan since you have a SSN.

Some private lenders will allow you to cash out immediately once the improvements are made.  Talk to everyone and find out what your options are.

If you own a property free and clear, there are private sources that will give you a cash out loan against it.
