I think the best thing to do is to talk to lenders in your area and get facts instead of speculation.

Cost of living is always part of the equation.  I live in Texas instead of California.

I think it is a conscience decision.  You have to live with what you do.

I think you should look at other properties if you do not want to work with the listing agent.  It is likely the agent has an exclusive right to sell that property and you will have to go through them.

Generally, the bank will charge you to set it up and give you up to 50% of what you own free and clear.

You can also look at private money sources near you.  Some of them will lend against the property value and not your income.

You are never required to use an agent.
