This is what I would do.  Tell her that you are doing what you can.  If she is not happy, let her know she is welcome to move anytime.  You are not holding her hostage.

I think the problems with paying finders fees all relate to personal residences.  I don't think there is a problem with investment properties.

Success is not always defined by money.  Sometimes, you get a bigger payoff from doing what you know is right in your heart. It is your decision to make and nobody can tell you that your answer is right or wrong.

I think the government should not be running a mortgage business.  If a bank wants to write a loan, let them but don't buy the paper.

To me, it depends on how much the different options will cost you.  It does not make sense to pay more fees or a higher interest if you have a cheaper option.

No one is maintaining them. They are in bad shape.

That is the problem.  If nobody is in charge, nothing will be done to fix them.

More examples of problems: Who maintains the grounds? Who does the lawn mowing? What if the foundation needs to be fixed?

This is going to be a disaster to get into.

Hard money is a loan against the property, so it will be an offer with financing.

There may be private money sources in your area that will finance the condo.  Sometimes, it is hard to find, but ask around.  You may well find someone that will do it.
