I do not believe no money down deals really exist.  It is fiction generated to get you to buy into seminars.

There should be private money available in your area to get cash against the rent house you have paid off.  It is worth something and can be used as collateral.

We will not make a loan without a lenders title policy.

I dont know about your state, but in Texas the price is set by the state so it does not matter what company you use.

Talk to a realtor who can get you comps on the property.

I have contacts that go to the title office and sign at one table to buy and then step over to another table to sell.  Happens all the time.

You might offer him to be a lender to you.  If he has primary lien, his money is secured by the property.

Everyone in my family that has worked with a company to build a house says "never again".  It is just too painful a process.  If you decide to build a house, make sure you are ready for that experience.

I think most people classify private money as hard money.

How are you thinking of them differently?

I have heard of many instances of banks creating roadblocks the day before closing.  To me, that seems abusive of their position. Don't take it personally. I hope you are able to find a solution that fits your needs.
