I agree that recently it has been harder o find properties with good cash flow, but I have found a couple of them in Spring tx and one in Katy tx 2 weeks ago. They had $400+ cash flow and the property was in a good shape, just needed cleaning and maybe cosmetic repairs.

But for investors who want to flip properties, the asking prices are close to ARV and sometimes it says the owner is an agent. I showed a property yesterday, when we went upstairs, we decided to leave the property immediately, the asking price was $155 k and the best upgraded property in that area was sold for $160 k.

Welcome, I have been in this business for 2 years, sometimes I feel I am experienced and sometimes I see there are a lot still to learn.

I do agree that business never sleeps.

I was planning to have an open house during Valentine weekend, another realtor said no one will come and I canceled it, but some people said, they have some time in the afternoon before going out for the event.

In real estate, we are working with so many different ideas and schedules.

Hi,

I have a client trying to find the market price of their condo. I thought, that would be like cma for single families and rentals, but it seems more complicated, I couldn't find the comps. Am I missing something? Is it different? 

So I decided to ask the great people in Bigger Pockets that have always been helping and honest.

@Ivan Hsu,

They are still living there, but the last inspection shows that the property is in a good condition. Yes we have periodic inspections. About the deposit, these tenants usually have financial problems, there are some institutes that help them with the security deposit, so that is a good idea.
