Hi @Alejandro Osorio, I am a realtor and we are investors in Houston. Our main focus is buy and hold and we came across a good flip deal we will go for that too.

I have tried using Podio, but I couldn't find the way that I can have my contacts synced with Google, then we decided to use Zoho CRM. First we didn't know that each of the applications are working separately and you have to buy them separately.

We purchased the zoho CRM for 2 users and we paid for the whole year.

I had a really hard time with that, the mail didn't work at all, I had to contact the support which were not always available and when you submit the request they will answer you within one day. and they kept promising that it will be fixed the next day or the next week and it never worked.

The contacts were synced and that's all.

Finally after one month of headache we decided to cancel and start looking for another system.

@Kaz Lawal I do agree with all the comments about reading bigger pockets. The first step I would do is thinking about my criteria, like the area and the characteristics of the properties and type of tenants you are looking for.

We started with flip and now our main focus is buy and hold, when we started we found other experienced folks and now we keep sharing and mentoring investors. 

This is people's business and it is always good to have like minded people around you.

@Oommen EapenI know it's not easy doing Real Estate on the side, but the good thing is that you have experience and most importantly the investment mindset.

There are tons of posts and information in bigger pockets about wholesaling. I know a lot of people are in that part of the business. 

Talking to people and reading bigger pockets and also the podcast is a huge help.

I agree with @Greg Carrier, the PM sounds not helpful.

About the rent, I can help you with that, if you provide more information I will send you comps in that area, you should check other properties in that area, for example if you have carpet and they have laminate, you should lower your rent. I would find the average rent/SqFt to get my rent amount.

I haven't seen a realtor who agrees with zestimate.

@Iman Yu congratulations, I used to ignore properties from RICH emails, as a Realtor I usually look at listed properties in mls, but my partner/fiance checks other sources too.

It is great that people share their experiences here.

@Laurence Bealer AMP is a great one, my fiance is a loan officer and even before he started working there, I was recommending them to everyone.

They are great people and they know what they are doing. When my buyer is using them, I am not worried about closing date.

I haven't started wholesaling yet, last year I mainly focused on buy and hold and did some great deals.
