I had my Johnny Paycheck day a year ago July, I quit my day job following the advice I packaged up in my talk.  Every 18 months what works changes, the location changes, the house style that makes money changes.  

Why do you think doing the same thing for some extended period of time in a hot market makes money?  Allows you to quit your day job?  

I strongly recommend folks join all of their local REIAs.  The REIAs are where old timers, experienced folks hang who know whats working, the tricks that don;t make it into Guru';s talks or books.

@Franky Davis As the saying goes, "if seller picks the price, you pick the terms" Listed at 275k and you want owner finance. I would offer close to value 265k or so as long as the payments and cashflow fit what you want and i would go longer than 5 years. If this is a long term investment aka buy and hold...and you get the cashflow you need...especially when you offering no money down.

Generally, this is a bad investment strategy. You dont want a property with negative cashflow. Now, there are folks who gamble with appreciation. You can do this when you are a big dog! Happy investing

@Jessica Chow unfortunately, its gone from the new mobile app. What i do is log into the BP website on my phone browser so i can search. I hope this helps!

@Corey Law Depends. Are you going to be flipping this or holding as a rental and looking to advertise to potential tenants vs investors or retail buyers if you are flipping?

@Marilyn H. Most recommend between 5 and 7 touches. Depending on the type of lead, once a month for 6 months is a good way to go. I recommend mixing it up. Postcard, letter, offer etc. To go the extra mile, i would include cold calling them too...mayne as a last resort before you move on. I hope this helps. Consistency is definitely the key here. At one point I was a member of 4 area REIAs.  

If you want to rub shoulders with mostly folks doing deals just saying the REIAs are where you'll find folks with 20 doors, 40 doors, 100+ doors.  Join them all, poke around all their meetings etc.

PS Are you a consumer needing help with marketing or a trainer because you do so many deals off your marketing you are willing to share?

Hi Curt, thanks for the recommendation. In addition to the REIA's i think a mastermind group is important. Heck it doesn't need to be a lot of people. I still plan to attend my local REIA but I would like a mastermind small group focused on marketing. Im not a trainer, I do implement a lot of marketing and would like to work with other like-minded folks and we can learn from each other.
