Will!!! welcome...im also in hotlanta. You have the right attitude. Competition doesnt exist...if it does. it doesn't matter! Also, plug into a reia or meetup group or any other like minded group of people. market market market and network. these are the key to re investing. if i can be of help, please reach out. Hello, please, dont go flipping anything from hard money at this time. try door knocking, calling on craigslist, zillow etc to find wholesale deals save up money then partner with an experienced flipper/rehabber on your first flip. until then, join local groups, meet 5 ppl a day in RE, build a network, provide value to them by supplying leads to them..via wholesale or even referral understand online marketing as well...thats the future, under how technology can be l leveraged in RE. so, you need to MARKET, NETWORK, & AUTOMATE for now, start with marketing. kill it!!! Hey BP, I just wanted to put this out there for the second time :). 

I currently have MyREIPro subscription and i know some investors get together and share the cost of this service as they allow for shared accounts that are also private.

Hi Paul, the CRM mentioned which is used by a lot of investors is Podio. Also, you can integrate Podio and other software, in this case...Lob.com using Zapier for the automation. then you can have your VAs which you can hire from Upwork.com or Odesk.com (to name a few). Congratulations on your first of MANY flips and deals. Great work. In looking at your numbers I dint see your finance cost so I was curious about how you financed this deal. Im assuming your cash?? If not...Hard money, private,  or terms?

Hi @Faysal Alam, you are in a great position in life. You have a 10 yr head start. I will trade that with you anyday LOL....so use it wisely.

Here's my 2 cents:

Educate yourself, if you haven't already and keep doing so. BP podcasts, Flipnerd podcast etc.

Invest in good books as recommended here already. I would add that you read The Game of Real Estate Investing

Understand that RE is not all about flipping or wholesaling, but start today with wholesaling as a way to build capital and experience. DO NOT USE YOUR MONEY OR CREDIT....YET OR EVEN EVER!

DO NOT USE your 15k saved up. DONT!!! As of now!

Do not get any house in your name or mortgage. DONT As of now!

Understand that in this business, you have to learn and be GREAT at marketing and networking so get on that. Focus on learning how to generate leads. Be a lead broker for other investors. BE THE MAN! Its not easy but its easy :)

This will allow you to give the leads to other experienced investors (for a small fee or even free) and in return (hopefully) they can work with you, mentor you and partner with you and refer back to you.

EDUCATE YOURSELF

Start offering to help others...on projects, in lead generations...like bird dogs etc

>> Then start with wholesaling and BE HONEST with buyers and sellers. Build capital and experience <<

KEEP LEARNING

Join a group, REIA, Mastermind groups, Meetup etc

Then graduate from wholesaling and learn other RE investing strategies Like:

Buy and hold, Lease option, seller finance, assignment, options etc

Create a system and master it before getting others involved.

My biggest point is: Learn the art of marketing (online & offline) and networking. I dont care who you are...if you want to be a "Big Dog" then...you NEED to master these. Walk it, Talk it!!!
