 Hey Babatunde. Cleveland is a great area for cash flow and appreciation as long as you gain area knowledge or connect with experts in the area who can help. Many good cash flow neighborhoods are directly next to ones that are well...not so much.

 I think Cleveland is best :) though Columbus and Cincinnati have great opportunities as well. In all 3 cities you will just need a great understanding of the different neighborhoods and where to find what you are looking to achieve.  Either way you are in a great position to grow!

 You could use Rentometer.com and check the long term average rates in the area, but I would think depending on getting the right price it could work. You might be on the right track as far as nurses as I think it could be a good opportunity for traveling nurses as you'd get make more due to it being more of a short term option. Just some ideas.

Hey Daniel,

The market in Warrensville can be a good place to invest, and you are right, being in close proximity to the Cleveland Clinic can be very good. It does however depend on what type of real estate you are looking at and what you want to accomplish with it. Sites like below can really help with research on crime and other data factors regarding growth.

You need to dig in and understand the neighborhoods. This will be particularly true of Cleveland which has some pretty rough areas that aren't always apparent from GoogleMaps. You really need someone that knows the area well that you can trust and rely on.

 Sounds like that may be a property and or hyperlocal problem, not a "not a good market to invest in" problem. Myself and several of my investor friends and clients are making great returns in the areas we own.

This is a good explanation from Shane of how to think about deciding on what you want to focus on, however you need to ask yourself the right questions to ensure you get the right answers before taking in a lot of others advice and teaching as you don't want to go fast and hard in the wrong direction.  I am talking from personal experience on this one.

 Hey Manuel. I guess my first question would be what type of properties and benefits from those properties are you most interested in. That info can greatly change the areas you may want to consider.

Try Noah Rosen with Cross Country. 440-781-3812 We were just recently talking about 10% and lower down investment loans.
