This seems way too high. I am not a huge proponent for carpet, however depending on the class of property, tenant, and amount of turn over it can be way cheaper. Sometimes it can just be cleaned though often it will need replaced.

I have not done a STR yet but have several friends and acquaintances who have some in very nice subs and some in nicer more popular areas of Cleveland and both can do well. I think it comes down more to choosing the right location and property, and your systems. I am still in the discovery and learning phase at this time. I am looking forward to adding STR's to my strategy soon.

A good property manager or agent can definitely help find good cash flowing properties out of state. I generally find referrals usually turn out best for me.

Cleveland and subs has great cashflow with good appreciation as a bonus. Just make sure you form a trustable team wherever you choose to ensure you are getting what you think you are.

@Raj Chandra I am sorry to hear this has happened to you. I would definitely try to talk to the water department to see if they can give you a reduction and if they can investigate the cause at all. I do not see CHMA paying the water bill under any circumstance. You will prob have to pay the bill and then go after the tenant to get it. I know its a long shot but I am guessing the most likely option.

@Dave Stokley thank you for the info. I have mostly invested in properties in the subs the last few years and haven't invested within Cleveland city limits since before the lead cert. Honestly from what I have been hearing from my friends, It's been a huge pain in the butt for many of them. I don't want to miss out on any good opportunities because of my apprehension on this issue.

Hey Yehuda,

Obviously I am biased about using a real estate agent :) Of course you don't need to, however I have found and negotiated many deals for myself and others and have a very good understanding of the market here. Also when buying you don't pay the agents commission but the seller does, so its a win win for you and your agent. Please let me know if I can help in anyway.

Hey Kimberly, 

I do not have any property in D areas, however I have heard from my friends that they have had much more trouble with their D area units then I have had in B units where I prefer to invest. I think this is more common in D areas as they generally come with more risk. 

I am surprised to hear you say you think taxes are high as they are a bit higher in Cuyahoga county (where Cleveland is) but compared to many other places, like California, they are considerably lower. 

There really are great cash flowing investments in Cleveland and the surrounding areas, however you really must take several variables into consideration as well as have someone with boots on the ground in the area who really knows where and what is a great deal here. 

And finally on the led paint issue, it has been a huge issue here for many of my investing friends, so I have decided to stay away from investments in the city of Cleveland at this time unless they are a killer deal and worth the lead paint hoops and hassle.

@Connor Kerr I live in Broadview Heights and live equal distance between Cleveland and Akron. I haven't made any investments in Akron, but my wife and I have been researching areas and properties in Akron for a while. I would love to connect and see if we can benefit each other and our goals.
