I have been investing in Cleveland and the subs for about 5 years both buy and hold, flips, and we are working on our first BRRRR. I have had a very good experience so far. Just make sure you buy right and keep your costs low and quality good.

We are working on a BRRRR on the far west side of Cleveland in the 44135 area. Blue collar subs are good also like Parma and Euclid, but a good BRRRR can really be performed in any area with the right purchase price, keeping rehab costs low, and ensuring you can finance out of it as quickly as possible.

I have rentals in Parma and have always had a great cash flow and ROI. I like certain areas of Cleveland, mostly on the outer fringes. My wife and I are also working on some creative financing options as we know we won't be able to scale without it. As far as "boots on the ground" it can be tough, however you can find good people in the area you want to invest who will shoot you straight, though it will take some effort.

Do lots of research before making a decision on who you will use for PM and to buy, sell and contractors. Call around to investors and investing agents in the area and get a really good idea if they meet your needs both personality and ethically.

@Damein White Hey! Cleveland is a great place to invest. Great cash flow possible and even some bonus appreciation.

@Bernardino Graziano There are several in the Cleveland area and burbs. I am not sure of a BP one but I do attend the Greater Cleveland Real Estate Investment Association as well as some others. If you use Meetup.com you can find many of the ones meeting and see what works for you.
