Make sure you find an agent that not only has investing experience (should have no problem here) but more importantly that they will actually get off their butts and actually put there eyes on a property, and send you pics and video, as well as research rents, comps and anything else you need to make a great decision. I know many "investor focused agents" who say that going to see a property for an out state client is a waste of time, and just pay lip service to gain a client.

My apologies for my misunderstanding of the question, but you are looking for someone to take pictures of properties you are interested in and send them to you, or someone who does professional photography of properties you already own?

 I am a big believer in learning as much as I can through books and classes and still while I am taking action and doing deal, however I've learned my most from the actual doing. The learning got me motivated and helped keep me from making some mistakes, though I have still made plenty and I am better for them.

Very hard but not impossible. We had to look through lots of deals to find our current BRRRR, and we still have to be smart with the rehab.

Every appraiser I have talked to (and I have talked to many) will say a new roof will in fact increase the value. How could it not? Maintenance item or not, it can cost from $10-20k minimum and possibly way more depending on the size of the building and should last 30+ years, which is more then the 27 1/2 years given for residential depreciation so It should without a doubt raise the value and appraisal of a residential property. 

I would say as far as what to do depends on how far you are in the refinance process and see which will be less costly at this point, paying for another appraisal, or changing lender. 

Don't be discouraged as this is just an all too common speed bump on your investing journey. Just do what needs to be done to get a better value and move on to the next one.
