So I have a question about DSCR as an option for a project we are doing currently. We have a BRRRR going on a SF in Cleveland. We originally intended to finishing the rehab (we are paying all cash on this one) then renting it as a LTR and then refinancing and getting back out as much money as we can. We recently decided based on the numbers it would make a great STR, but we are unsure how we go about with a refinance since I have heard we would need 2 years of STR income to refinance conventionally. I have heard that a DSCR loan may be an option here, but I'm unsure if it's the best option, or if we really won't be able to get conventional financing unless we rent with a traditional 1 year lease.

Two approaches I would take:
Get the property as close to 50% of ARV as possible under contract. At that point you know you have a solid deal then can shop for buyers at local REIA or advertise on social media groups that have investors.

Other way, get a verbal offer at a price you thing is a good investment then start contacting buyers to get a feel for what profits/purchases they make in the area.

It's so awesome that you are not giving up and looking for ways to make a deal happen. In my opinion a lot of info is missing for one to give proper advice like what is the size of the building, and how did you find it? I know that many people wholesale from a distance, but in this market I see it being much more difficult, especially without a network for this purpose already in place. I always believe and has been true for me if its a great deal and I can get it under contract, the money and investors is the easy part. As a local investor I am always interested when someone has found a great deal.

I'd like to connect with other investors who are doing this in the Cleveland area to compare notes and refine strategies. Please reach out as I'd love to hear your thoughts or at the very least talk some Cleveland Browns football.

Holding the note is an interesting strategy. Notes are one of the few real estate related strategies I haven’t learned a lot about, at least as far as either buying them or holding them like you are saying. I’d love to learn more.

I used to buy them mostly finished and only needing minimal work in B neighborhoods and used traditional financing with like 20% down. I haven’t been able to find deals that pencil out like those use to. We prefer doing BRRRRS. We find that it’s a much better option in the current market to increase our portfolio and cash flow.
