@Jonathan Roldan there are hundreds of tools and systems out there. That is part of the issue. What I have seen, and what we have done, is people over time convert/adapt/evolve/build their own in excel for whatever works best for them, their asset class, what’s important to them etc.

We have a greatly simplified spreadsheet that I am happy to share with you if you want. We use that for quick analysis and inventory building looking for great deals. Once we zero on a deal, we like to do deeper due diligence with DealCheck.IO for which we have a coupon code if you are interested in more than their free version. Please do not hesitate to DM me

Super excited to read your post. We are actually still based in California but invest in St Louis. We look to purchase and provide quality, safe, rentals for the the St Louis community. We focus on a few zip codes in St Louis County. Particularly 3 bed, 2 baths, 1000-1500sqft, basement, carport/garage. Welcome @James T. Gordon great place to be and very exciting times. What kind of business do you own? Do you have an idea of what kind of investing you want to do? I am not physically located in STL, but do invest there. We buy single family buy and holds, 3 bed 2 bath 1000-1500 sqft with basement and carport/garage in STL County. What are you looking for or what were you expecting with a spreadsheet? What do you want to use it for? I am happy to share what we use, but it is only one of the tools we use so I want to make sure we are actually helping.
