We invest in STL and are always happy to share what we know and help others. Please do not hesitate to DM me if you want to discuss in more detail.

We conservatively go with these numbers for utilities: $40/month water, $30/month trash, $100/month sewer, $50/month lawn care (which it seems like you may be doing yourself). This are of course numbers we use assuming we rent our both units in the duplex, I.e. not househack like you are trying to do. Property taxes we call the county assessor's office to get the true number. we like to use 5% of rent for reserves for cap ex (big stuff like roof), and 5% of rent for repairs.

it all depends on your goals, but if you look at your numbers above, you can either look at this and say you investment property is losing you $218/month, or you can look at it that living and your rent is only $218/month. I am not sure where one could live for $218/month :-

@Lei Lo congratulations on doing the work and welcome to BP!

As an investor and parent myself, I can speak a little to both 😀

We put more importance on the school scores to choose where to buy a rental, if the school scores are met, the distance does not matter to us as much. 

As a parent, we drive more than 2 miles every day to drop our kids off.

Hi @Rosa Lepore,

One of the greatest things about private lending is that you, as the private lender, can do and request whatever you want. You make the rules when lending your money, so you can do whatever feels comfortable for you provided that the borrower agrees (and you haven’t scared them away with your underwriting 🤣).

@Dhwani Shah, I love it! Just basic, raw, and authentic! Simple but true. Kudos! Too many people try to complicate this whole thing too much.

I can relate particularly well as I am also in tech and also have been just taking one step at a time to make that optional. When we started years ago, I couldn't see momentum. 

Now, we have a portfolio that could cover most of our large bills but we still invest that return instead.

Well done, and keep it up!
