Well done reaching out here and getting to exchange and know people. One of the first things you will get to know and understand is real estate is a people and relationship business.

There are so many opinions and resources out there, that is one of the biggest risks when you get stared. Just going down the information rabbit hole and ultimately end up with analysis paralysis.

Hi @Shlomi Mor congratulations on doing the work.

@Thomas O'Donnell has some good points, but it really all depends on what you want to do and what your goals are. We also live an expensive market and chose to invest long distance. Live where you want, invest where it makes sense, right? 😀

https://www.loopnet.com/ And https://www.crexi.com/ are two websites that have commercial property. That said, I would recommend looking for a commercial broker to work with instead of solely relying on the sites above. Most of the better deals will likely not be on those sites. Real Estate is a people and relationship business.

There a few more things to consider on these types of units and you run your numbers slightly differently. It also all depends on your level of comfort but if you did your homework, there are plenty of people who started with this type of property.

What is attracting you to pre construction?

FWIW, we pretty much only do long distance investing. What’s great about the above is you have options!
It sounds like you have some experience and skills rehabbing properties. That is great because you would need it for a BRRRR. I would not consider BRRRR a beginner strategy and therefore would be more risky if your starting your real estate journey with that.

Sounds like your primary could turn into a cash flowing property. What would you do with the money if you sold the property. could you put it to use where it generates more than $400-$500/month?

In any case, this sounds like an interesting situation with options. We mostly do out-of-state buy and hold investing. Happy to help provide any context tools, tips, tricks, resources, recommendations.
