Welcome. I'm a wholesaler in the inland empire. Near riverside. I see a lot of you invest out of state. To all the wholesalers, do u also do that out of state? Is that possible living in california? Thanks

So true. This business is more than just sending letters, postcards etc. You have to learn to be creative and stand out but more importantly, it has to be "personable". Offer giveaways or free reports. I'm working towards email marketing and door knocking

Look up "Median Household income" on the US census bureau
Then search the "Average household price" by zip code
Is it close to shopping/transportation or schools?

I appreciate your advice and I am aware how valuable a real estate agent could be. I wouldn't be going around them. I believe in ethics of open and honest communication and I even ask the agent what's her goals just so she knows that I would like to meet her halfway
Far as the contracts, I was asking because I read it somewhere that you can get them from an attorney or realtor. I don't have any contracts unless I can ask another CA wholesaler

I spoke with a realtor and she was taking notes on the phone
Of my criteria of what I'm looking for but your right about not giving too much info out. She did say that. So I respect that.

Wow, so as we speak I just got off the phone with a realtor. So we will see. I want to know how can I get contracts like the purhase assignment or option to purchase contracts from realtors?

Access to the MLS for preforeclosure, expired listings, demographic/market values, as well as cash buyers in certain areas and perform some door knocking. I have a lot of free time than avergage to get out there
