You have to be your own cheerleader and keep feeding your mind with daily positive motivation such as reading self motivated books,tapees, the Bible, etc.
I believe in any business, self growth and improvement plays a huge role on your success level. Researching can become very overwhelming, I suggest you make a daily or weekly goal planner and take notes on what you want to study each day. It will help a lot :-)

According to @david post, you recommend newbies to work with agents at a minimum? I've read that there are ways to go around agents to get comps and like you said, you just gotta get calulating the value I'm sure

Bird dogging aka "property locator". They do get a finder's fee/refereral fee is between $250-1000 per closing.Thats the standard from what I've studied.

If they have trust in you, then they
Wouldn't work with other wholesalers.
So really convincing the seller and being
And expert in there eyes can prevent
Your deal from being jacked I'm sure.
Because the seller just wants there home
Sold for the best "win-win" deal.

With a "daisy chain" can you get the contract notarized
To prevent this from happening?
I read something about if this occured, the other wholesaler can't try and sell it b/c it would be protected even in the computer system.

With @kevin and say there are ways to
Save that lead. You just have to think outside the box and get creative.
If you've tried and done all you can, then having those "get out" clauses are important in the contract. I'm no
Expert and still learning, I'm just expressing from what I've studied.
Also, I do agree that finding a buyer first, ask specific questions,
take action in the buyer needs, will save a lot of time and incidents like the one you stated. But great advice!

I guess you say "Time Waits for No One" so I am taking all of your advice and starting to take action. Today, I took initiative process of building a strong team and setting up a few meeting interviews for an investor friendly realtor to join. I'm looking forward to this journey! :)
