i am having trouble finding an investor friendly attorney in so cal thats familiar with lease options. also, if you work with an attorney and want a third party to take payments escrow , can you do it through the attorney or is it best with an escrow company?

I also disapprove that kind of business as well :)
If its not fair and legal, then I dont want to be
apart of it in no way.

I do plan on doing this long term with ethics.
So brian if screening isn't done by most investors in lease options,
Is it so you can make more money by putting in another tenant buyer and collect "another" option like most of these guru courses are taught? If that's the case, then wow

Also is it necessary to have a property manager?
I recently met an agent who also is a property manager

What's your ideal for screening tenants? Is it so to have a mortgage broker / subprime lender do a credit check? How much do you pay the mortgage broker to do this in a cooperative lease option business?

So not true. Lol sometimes. In my early teens, I always had my car clean but a messy room. I know its TMI , but now I keep both clean lol

i have a seller that would be interested in wholesale lease option but may go into foreclosure and has to be approved first. how can i go around this?

would traditional wholesaling be the best option???

also too, the seller been working with a realtor for the past 30 days and i told her that i can make a offer if the numbers right but they need to negotiate with the agent and thats between u and the agent.

i know about not stepping on other people toes, thats why i let her know that info. the seller is motivated b/c they have to relocate for a new job and wants out just as long as they can get some money.

i do plan on meeting her next week. hlp
