I would say definitely. Your returns may be a little tighter in some areas but if you do a good job on your rehab you should be able to sell it on the backend pretty easily. Many pockets around the city experience single digit days on market for rehabbed homes. Feel free to reach out with any questions. Always happy to help.

Heaven Boswell I think one issue may be that you are not meeting enough cash buyers or have a full network of investors who will buy these deals from you. Especially if you're consistently getting properties under contract. One strategy may be to bring these deals to a large wholesaling firm in your area and if the deal is actually good enough, they will buy the deal off of you because they have a whole network of investors they can sell to. This way you can focus on finding the deals and not so much on also meeting and networking with investors. If the deals are great than this one contact can be your sole cash buyer.

$100-$150k fixer uppers on the MLS in Austin, TX?? I think my MLS is broken then lol. Most of the stuff on MLS is priced retail (obviously) so I focus on buying off-market. Feel free to reach out I know a lender who does HML way lower than 10%. He's not private but the rates are just as good.

I'd recommend the Investor Underground meetups held monthly at Abel's North which is at 4001 W Parmer Ln. It's held by 2 investors in town and they cover some sort of investment related scenario each time. I've met quite a few folks there who I now do business with.

Hey Michael Lerch I've been wholesaling here for almost a year now and have been pretty successful doing so. It's a very competitive market so finding good deals are also hard to come by. I'd be happy to meet with you to talk some RE when you're in town so keep me in mind!
