Hey Rolandus. Since you're listening to the podcasts I think what you're talking about is REIA's which are Real Estate Investment Associations. There are some good networking event's here in Austin although many of them are virtual for the time being.

I’ve had clients use them for fix/flips here in Austin with success. One of my buyers is actually using them to close on a deal we just got under contract yesterday with a closing next week Wednesday. So they can fund pretty fast too.

I read another article recently that said this was the potential new site of the the MLS stadium if the Columbus Crew SC decided to make it’s way to Austin. Or this might be directly next to it. Either way, there’s tons a new development going on in this area. Excited to see what ends up happening.

I’ve got to agree with Joe on this. If you’re truly looking to house-hack and build more equity you need to either get that mortgage payment down or get the rental income up. There’s a few way simple ways to achieve that: buy a cheaper sfr/duplex ideally or put down a higher down payment on the home. Although we count on renters to pay our mortgage every month, you need to account for vacancies and plan as if you’re going to be paying that mortgage every month. Make sure it’s something you can afford if it sat vacant for awhile. You’re on the right track just try to make the numbers work a bit more in your favor.
