Can you tell me more about why you are not a fan? What do you use for mailing lists?

Hi - I'm wondering if anyone has used mailing lists from Realeflow. If you have used it, do you find the lists up to date? Have you used Listsource and if so, how does Realeflow compare? I have used Listsource in the past but the Realeflow monthly membership would be much less expensive than buying a list.

I recently became licensed. I'm finding home sales super simple compared to my corporate sales job. In less than a month, I have one closed sale and another under contract. I'd recommend that you 1) get your license; 2) find an independent broker who will have a more generous commission split; 3) get a strategy to market to potential buyers and sellers. I'd not recommend starting part time unless you're strapped for cash. Working 50 hours a week won't allow you time. Go get 'em!

I invest in St. Pete. Lots of competition. Cash flow can be good on rentals when you can get your hands on one.

My broker to be said no cold calls because he doesn't want the liability of $11k per offense. I figure I can go door to door to introduce myself and send mailings to invite people to call me.

Hi David - Great info here! Regarding your Home Seller's Guide, is this something you made yourself? If so, would you consider contracting with me to have rights to use in my market? Thanks so much for sharing such great stuff. :-)

I have a question related to "cold calling." Are you talking making actual phone calls? Isn't that against the law unless you check the Do Not Call registry? There's a $11k fine per violation if caught.

I am a new agent who is not yet working yet. But I have done cold calls for wholesale deals. What I do is send a postcard and give them an 800# to call. Then when they call back, I get their number. I return their call without issue since they called me. Technically, that is not a cold call.

Attended a free FB seminar tonight. Left after one hour. The content was surface level. The presenter kept on talking about how one would learn more during the three day conference.

The presenter did seem to have good points but never got to the meat of things. I am sure it would be more of the same had I signed up for the next session for $197.

I wasn't impressed and wouldn't spend $25k on the training.

Hi @Robert Curls, I'm actually away from St. Pete right now, enjoying my summer in Montana. :-) I'd be interested in attending a meetup when I'm there, though.

I am a St. Pete investor also. Would love to keep in touch with other investors in the area.
