Hi - A friend of mine has used this technique to buy four condos. If you are using this approach, you need to do your homework and make sure you understand what liens are still on the property. In her case, she had dirty titles due to mortgages showing up on the title. However, the mortgage holder didn't take prompt action to foreclose when payment was missed. In Florida, the law says that there is a five-year time limit to foreclose after default. She has been able to quiet the titles on her properties.
