New Agent Marketing
As a new real estate agent, what is the most effective method for marketing to gather clients to work with, without having to bug friends and family? Does pay-per-click or a direct mail campaign yield effective results for new agents?

I've said it a gazillion times on here, find neighborhood(s) you want to farm and send postcards! Use the USPS's Every Door Direct Mail (EDDM). You send oversized postcards for 18 cents a piece postage.
And, when you do this, say the same old crap all the other agents say, "Call me to sell your house." "Get a free CMA." blah blah blah.
What you do is offer a FREE Home Seller's Guide! This will get potential home sellers to raise their hands.
Now, it's best if you can include it on a Just Sold postcard, but, since you're new you don't have that luxury.
So, find all the houses that are Active, Contingent, Pending, and Sold (last 6 months) and include the info on the postcard for that neighborhood. Then offer the Home Seller's Guide.
Also, if you're not afraid to make cold calls, call expireds! They obviously want to sell, but their listing just ran out. Call 'em up! Scared like me? No worries, send them a marketing campaign. I used to send a 3-step campaign and the last step was a mini trash can (Yes, I mailed them a fricken trash can).
Anywho, I noticed that half the expired listings would either re-list right away, or they would wait a couple months. So, search your MLS and look back at houses that expired in the past year and then look them up to see if they sold. If they haven't then market/call them!
Just be different than everyone else! As I like to say, "Follow the herd and you'll get slaughtered with the herd."
