@Mitch Messer this helped tremendously. #7 is not to my likings at all but I know the market well and I’ll just have to do my hometown on the lease and tenant background checks. I have a really thorough lease, I do need to get a lawyer still to cover all basis.

Good afternoon everyone I’m looking to purchase my first property in Nebraska. I’ve done some research but wanted to know if anyone has had experience with renting in Nebraska. Is it considered a landlord or tenant friendly state? Thank you

@Greg M. Thank you so much for all that information regarding renters insurance. I did not know it is so advantageous. One question crossed my mind ... in a case of evIctIon because the tenant dId not follow the lease terms, does the renters insurance pay for the court fees/ lawyer fees that the landlord may Incur for that? Thanks!
@Karen Rittenhouse what kind of exceptions would you make to some of the lease terms that’s not against the consumer protection laws? I mean there would have to be some situations where you have to bend the rules.
