@Andrew Boettcher thank you Andrew. I guess i raised the question due to the fact that I would have enough reserves to cover any unexpected expenses but with the possible purchase of my second property, I will play it a bit more conservative and have the tenant pay down my mortgage. Just wanted to get a feel of whatever else thinks. In terms of my next move, if you were in my shoes, what strategies would you put into play if you’re interested in possibly purchasing some more properties? How would you use your current investment to move forward. Not too much equity currently in the properties.

@Jennifer Rysdam great point. I plan on investing again as soon as I have enough saving to cover possible vacancies expenses etc. thank you for your input

@Kenneth Garrett I appreciate your response. I’m early in my investment career and will lean towards saving as much CF as I can for future expenses etc. makes more sense especially this early on

Good morning everyone,

I recently closed on my first rental property and UC on a second. The first property rented out quickly (cash flowing around $275)and I’m hoping to make roughly $250-$300 per month on the second rental property. Does anyone have a recommendation on whether to use cash flow to pay off the mortgage quicker or save for unknown future expenses?

@James Wise I appreciate your feedback. The PM I’m thinking of is not a huge Managment company. Just doing my due diligence or trying to at least. I’m asking about all this on BP to make sure I approach the PM with the correct mindset and not seem too pushy. I think asking to go through the lease with me is a more than fair request, beyond that, I plan on letting them do their thing and I am down with that or else I would be managing myself, unfortunately I live out of state.

@James Wise thank you James. Would you say it’s still okay to at least go through my PM’s lease to make sure all the points I want is stated in there?

Any leads on a good PM in omaha Nebraska?
