@Nadir M. That's a great question! The strongest line of defense for most landlords is a solid, locally-valid, time-tested lease agreement.
Any experienced Nebraska landlord or property manager has just such a lease, but they might not be too eager to simply give it to you. It probably cost them a fortune in actual dollars, valuable time, and hard-earned experience. (If you hire the PM, you'll get to use their lease, of course.) Can't hurt to ask, though...
Another resource to consider is a Nebraska real estate investors association (Google " REIA"). They might have template leases, written with local laws and constraints in mind, available to members.
Whatever raw template you get, be sure to have an experienced attorney review it before you start using it.
