@Katie Stewart

Thank you Katie for your reply and I planned on using the sites you mentioned.

Thank you,

@Katie Fiola Jones thank you for your expertise Katie. My plan is to be present for the lease signing. I am also in the process of trying to find a property management company to do all that you mentioned for me. I have a list of questions that I would like to ask each PM I’ll be interviewing and would like to know if you have any suggestion on selecting a PM since you mentioned you’ve had first hand experience.

I appreciate your time

Thank you,

@Jorjio Hopkins thanks for taking the time to thoroughly answer my question, this helps tremendously. Do you manager your own or do you have a PM?

Hello everyone,

I am about to close on my first property, long distance, and had a few questions. I wanted to first ask when the best time to collect rent is? First of the month I’m guessing is typical but didn’t know if there is a better time to collect. Also, what about the method of collecting? I’m thinking of using an app if the tenant is tech savvy.

In terms of finding a tenant, what’s the best strategy to use? Zillow and Craigslist would be my go to. Any other opinions?

I’m also thinking of hiring a property managers since this is an out of state investment. To my understanding, PM’s will end up taking care of everything including but not limited to finding a tenant, taking care of all issues/visits/phone calls, make sure everything is being followed according to the law ie fire detector installed and checked on periodically etc. thoughts?

Thanks everyone

@Cameron Riley

Thank you for your interest in our property. We had a number of applicants, and appreciate the time and interest of all who applied.

Unfortunately, we have chosen another applicant to fill the vacancy as they were more qualified and overall met our criteria.

We wish you the best of luck on your future search.

Hello everyone,

About to close on my first rental house and wanted to know when the best time to collect payment is? Was thinking first of the month but didn’t know if there was a better time to collect. Also, I’m thinking of using an app to collect the money since the house I bought is out-of-state.

In terms of renting the place, any advice on the best way to find a tenant? I have a couple of ideas I just wanted to make sure there isn’t a better way that I am unaware of.

Thank you

@Jo Weiss

Thank you Jo. I liked the fact they’ve been there for 8 years. Helps my decision making process.

Good afternoon everyone,

I’m trying to buy a house that is currently tenant occupied. The tenant has been there for 8 years. It’s a section 8 tenant so not sure if there is more that I need to be concerned about regarding laws or the fact that they are section 8. Should I try to avoid section 8 all together? Thoughts? Experiences?

Thanks

@Matt Nusbaum thank you Matt. That’s not a bad way to go. It’s something that I’ve been considering since I do contribute more than I probably should right now

Hello everyone, Throughout my 2018 experiences in RE, I have decided to set some realistic new goals for the New Year which I am really looking forward to. Before I do, I wanted to reach out in hopes of obtaining some advice/knowledge on how I should manage my 401k contributions. How much should I be contributing? Should I be conservative or not? If not, how should I be using my money to my benefit? I feel like I should be cutting back but not sure. I’m contributing a pretty decent percentage and I feel like that money could/should be used more to my advantage. Thoughts anyone. Any feedback would be greatly appreciated. Thank you,
