@Jason Duryea the main reason I didn’t start advertising was for the points you made. I figured I’d get a head start and if I were to find a decent tenant I can always run that by the PM when I hire them.

I just closed on my first out of state investment property. I am meeting with a PM next weekend but not sure if I should wait to advertise the house for rent or wait until I hire them? The PM already viewed the house and wants to manage it for me. I feel like I should have already started the renting process. Thoughts?

@Rachel Jacobson thank you for your expertise Rachel. I know there must have been a better time to collect rent at different times of the month. I’m taking my time to hire a property manager as I have family, including my parents, that live in the state im investing in and they too have their own properties and will look after mine until I hire the right PM.

@Jorjio Hopkins thanks for your expertise Jorjio. I think if I can land a good PM it’ll be worth the extra cost per month especially since they’ll be dealing with almost everything that has to do with renting the property.

@Steve DellaPelle that’s a great point. It is something that I am aware of and will look into while drawing up the lease. I’m not investing in the most landlord friendly state so it’ll be more of a challenge but def more than capable or making it work.
