NEW CONDO under contract- closing around March 19th... can wholesale for $160k now, or resell after repairing it around $199k, or you can buy it and keep me as a consultant for repairs/interior design/management!!! Few strategies available at this point because I'm just starting!!!

SOLD in 2 months and 1 day - Close to Close!!!  Made 47.1% Annualized - another success!  yeahhhh!!!   :-)

Just made 3 offers on 3 more condos this week-end, if all 3 are accepted, I will wholesale one, one is a rental and the other one is a Fix and Flip!!!   If you want to do deals with me, let me know ASAP!

thanks... I had to put a new furnace in, after the guy denied access 7 times!!! And complained to health dept.  My court date is Feb 23, hope they will cancel before then!!!

please call me, I have a tenant there who has a furnace problem, he complained to Health Department last Thursday, I got a furnace guy to go urgently on Thursday night after hours, but the tenant never answer their calls, so they cannot go.... they gave him at least 7 windows of opportunity, they even went there twice and his mom was home and never answered....

Now that is 6 days I'm trying everything I can, but he is never available, the furnace guys tried to call him many time to schedule a time, but they need to call while they are on their way to reconfirm, and the tenant drops the ball each time....

Now I have to defend myself and get it done by the law.... but he doesn't collaborate, what should I do?

He doesn't want to authorize my property manager or the furnace guy to enter the property and he has an alarm system too, can we go in anyway, as an emergency problem???? Or with a 24 hour notice???

Please let me know. Thanks. What a nightmare!!!!

Looking for a Buy & Hold or Fix & Hold investor usually... for this one, I'm looking for a lender for the end buyer, I have already 2 buyers interested, they are willing to pay 7-7.5% with 1st lien as a collateral (about $195k)... anyone with IRA or money sleeping at the bank??? Become the BANK!!!

PS: so hope I can show you the pictures here... really nice, all fixed up!!!

The deals are in my c-Corp. So not part of community property... supposedly there are too kind of consent, one is to involved the husband. And other one to release the property (if that would not be in my c-corp) from the community property so he can never claim his half... but in that case, the lender just scr$!#/d me up last minute with the wrong consent and they didn't want to change their mind... after 3 months talking with the broker and telling them that my husband needs not to be involved in any case.. so I paid cash!!!
