Both is probably best... I was a financial planner for 17 years in Canada, and now doing real estate in USA... diversifications is diversifying and mitigate the risks...

so far, I did all of my investments Out-of-States... because I didn't have choice! I needed to make as many deals as I can, and hire as many people as I can for my company and active income.... and California was way too expensive... Now, I even have access to 800-1200 houses every month, before and UNDER the Auction from REO Banks.
