Strongly suggest either Cleveland or Detroit . 

not sure if you pulled the trigger just yet on something , but happy to share my experiences in both marketplaces !

LOL - Eminem is dramatic though !

Detroit is an amazing market - but you must know all the pros and cons of investing in the city before pulling the trigger !

Also - keep in mind Detroit is a very block by block city - in which the values of properties change drastically block by block - so highly recommend connecting with someone who knows the city quite well.

If you have the right team in place and do enough due diligence - invest out of state. 

I am also going to throw out looking into Detroit, MI ! 

I have had a lot of success there - like you I originally came from a very expensive marketplace (New York City). 

Detroit has been a huge success for our company.

Detroit, MI is the top pick for the moment.

If done correctly (and you fully understand the pros and cons of investing there) - it can offer strong returns with a promising future rise in property values.

Detroit is a great place to invest so long as you understand what you are getting, all the pros and cons associated, WHERE you are investing (as detroit is a very block by block city in which values and things change very rapidly - block by block), and a solid team on the ground. 

But a quick answer is: yes it is a great place to invest, if done correctly.

Though there are great deals across the state - not sure which part of the state you were looking at ?

You could. We've found a few good deals off of investorlift.

But i still think the best deals are found when you put in the work to source them yourself ! If you have the time - and if you do not - perhaps trying to network with local wholesalers and realtors might help you find something !

Right now (for this budget) my pick is going to have to be Detroit, Michigan. 

I feel that Detroit has a lot to offer at the moment if you have the right team on ground.

Sure you can get another realtor to represent you , but like others said expect to compensate Said realtor. However, doesn’t hurt to ask the realtor that brought you the deal how they generally operate with off market deals and if they are paying out a buyer broker fee. 

Also- it’s common for realtors to have off market deals in which the seller pays a commission. Maybe the seller(s) just didn’t want to list it for many different reasons but told the realtor to them a buyer. 

Nonetheless, if it’s a good deal - go get ‘em!
