Queens is at 8 months and upstate is 1 year. Neither has paid any rent during this time frame and the owner has had to paid all expenses. 

Our longest took over a year in the boroughs. Was a nightmare

@Joseph Bui has purchased properties with turnkeyinvest.com Chat with him about his experience. 

Hey there, you should Speak to @Joseph Bui. He has done quite a few in Memphis and has done a few in Detroit with me. He should be able to help answers your questions about Memphis. 

I have heard of them though I do not have experience working with them. I will say anyone offering this should be giving you all the pros and risks of the flint marketplace. Make sure to ask for client referrals and interview more than one company in Flint. I would also urge you to make sure you fully understand how they operate , A-Z (from how they make their profit to how many doors they are managing).

 If you are investing from out-of-state you want to make sure whoever you are going to choose to work with is being honest and transparent not just about the Flint marketplace but about the strengths and weaknesses they face as a company, day in / day out. Any investing usually has a level of risk associated so you want to make sure you know exactly what that is when it comes to the flint market. 

Side Question: why not considering looking into Detroit Michigan instead?
