I would focus on off market deals

Try to connect with a local wholesaler through means of local real estate investor Facebook groups - that would be a good start 

you could also connect with the agents in your area and see if they have anything off market available.

Hey there we have had a lot of success in Detroit Mi and Cleveland Oh 

I would strong suggest you continue to explore Detroit MI and add cleveland to the mix 

Understand there are pros , cons , and risks associated with both marketplaces and as long as you understand what you are investing in and are comfortable with it - there is potential to grow a solid portfolio in those cities.

If you are looking for cash flow - I would strongly recommend looking into the city of Detroit , Michigan or Cleveland , Ohio. 

Our company has had a lot of success in both marketplaces and as long as you understand the potential risks , pros , and cons associated in investing in the two cities - both cities could be excellent markets to grow a portfolio.

Coming from an investor's perspective who works with many realtors) I would invest in getting a local area code number if you plan to do a lot of business there. People are going to feel better knowing they are dealing with someone local. I could be wrong - just my thoughts.

If you are the buyer you can hand the seller a cashier's check have them wait however many days for it to clear then type up your own transfer deeds and meet again to record in person at the county office.

As a seller you can open a one time checking account as you will not want to give your buyer your checking account that has transactions- give them the routing number and account number and wait for the deposit to clear. Then after it clears with no holds; have the buyer get the transfer deed notarized and have buyer go record it in person.

Doing the transfer without experts puts both sides at risk. Title insurance is cheap and speeds the process. Making mistakes costs money and time. 


I Second this, very few if any title companies will take the risk and facilitate a transaction where the buyer is not getting title insurance. The few I knew that use to do it, stopped. 

If the buyer is adamant on purchasing without title insurance (not quite sure why that is the case) - I would recommend hiring an attorney to facilitate the transaction.

What reasoning is your PM giving you. I would have a conversation with them and see the kind of feedback they are getting back. 

Not sure where in Cleveland you own the property but that rental rate does not seem unrealistic based off experience.

Detroit is a 100 percent worth investing in, so long as you understand all the pros and risks associated with investing in the city, as well as how the city itself operates. It is a bit tricky as things change rapidly block by block. It is also going to depend on where in the city you invest, and who you have on the ground helping you.
