Hello Fellow investors and Real Estate Brokers,

I recently had a couleague approach me and asked if I could help with some finances, he is a great real estate agent and has a few closings coming up, but he was in a pinch now. His car was broke down, mortgage payment was due in a week, bills were past due and he was in a pinch. I unfortunatley could not help him I advised him to check out ecommission, but he did not feel comfortable going that route. In your experience, would a lender be inkline to helping him for a short period of time if he was able to present the purchase and sale agreements he had in his pipeline? Obviously with a fee.

Hey Tyrrell,

Seems that is more common for larger apartment buildings and not common with 5 units and under. I understand apartment sellers do not want the tenants bothered and most likely will be sold in-house or dual agency. However, with a 5 unit property, you are able to speak with each tenant personally and market it as you like. I've always had a hard time with dual agency, when you are representing both the buyer and seller who knows who's best interest you have in mind. I would recommend finding a smaller firm and be very up front with the listing agent that you do not want duaL agency.

Hello Kylynne,

Are you interested in flipping, buy and hold, multi-family etc....? Sounds like you are interested in single family buy and holds. Correct me if I am wrong. I've heard the market in your area is tough. I would recommend getting in with a local real estate agent or pick a market close by and put your agent to work. I know in Washington it is not a requirement to oversee your properties, however in the East I believe you may have to be licensed. If you research your market and you find it is to competitive and pricey, Spokane is not to far away and I am more than happy to work with you.

@John LaVecchia, john great to hear there are others out there like me who are hungry for more. Being a residential broker does not tie your hands to branch or touch down on the commercial side. You are a real estate broker, wether that be a residential or commercial broker, does not matter! Keep at it and branch out to as many investors as possible and your time will come. @Debra Thomson, Hello Debra, there is much to learn when “farming”. Typically, you as an agent farm an area you just sold a listing or “just listed” a listing and you reach out to the title company and request names with addresses. I know here in Washington, title reps are by law only able to give you name and address, if you have access to phone, bonus!! The way I farm is more than likely different from other agents, however it is via phone. I do what I just stated after I get a new listing and scout out their telephone number via spokeo, a bit more work, however I have received good feedback this way and have earned a few listings this way.
