Hey man, I'm in Rahway NJ. Reassessments happen for a couple reasons. It can happen when its been a long time since the last reassessment or when property values have increased significantly. Either way, knowing the state of NJ, you should prepare for an increase. Towns aren't doing it to lose money and Garwood is a hot little town in between Cranford and Westfield. There are even rumors that they might split Garwood between those two towns.

I would try to manually calculate what the taxes might be. I would use your anticipated purchase price and reverse engineer the assessment value and then use that value to get the annual taxes. That would be your worse case scenario. Its a complicated formula that I can help you with if you need PM me.

Its the perfect way to start out your REI dream and pay off loans at the same time. Ideally, house-hacking would save you money on living expenses which allows you to throw more money at the loans.

Disclaimer: I am a current pharmacist. 

With only 7 months left on a 6-8 year education track, it just seems foolish. Even if real estate is your true passion, you could have easily just graduated with your doctorate and had your degree as something to fall back had real estate agent/investing not worked out. You would have been operating from a position of strength, but now you're a cashier just to pay the bills? A pharmacist makes in one day, what a cashier makes in a week and you can use the rest of your week solely on real estate.

And if you cannot tough out the last few months of pharmacy school because you hate your life? I would actually be concerned with some of your decisions as an agent/investor. How you going to feel when you go a full year without a deal only to make the same phone calls day in and out by sellers who want no parts of what you're saying?  Then on top of that, most believe we are somewhere near top of the market.  

I really really hope it works out for you man, but wow. 

PS- Please dont tell me you have student loans

Hey man, Hillside is a baby step below the other three towns, so I would say drop your rental comps by about 100-150 depending on how close your Hillside house is to neighboring Newark.

As far as Union, Rahway, Roselle Park, etc you are about right. Depending on how close to the train station you actually are and how nice the apartment is: I would say 1600-1800 for a two bedroom and then 1800-2100 for a three bedroom

I live in Roselle. It is a small town that is nothing special. Also, property taxes are sky high. And it can be a little sketchy in some parts. I would rank Roselle as C class town. PM me if you have further questions
